If you are building a ranch home, some ideas the builders have presented to save money is moving the office from the 1st level to the basement, making the kitchen larger and moving the 3rd bedroom to the basement. Moving the office downstairs into the basement would not be a bad idea, especially if there is a bathroom and an exit to the exterior of the house. Having a large kitchen is not a bad idea either. Kitchens and bathrooms sell homes. But I would not recommend having 2 bedrooms upstairs and one downstairs. Families typically prefer to have all 3 bedrooms upstairs.
